Arnhem / Veenendaal, 1 July 2026 – Dennenhorst Wonen met Zorg and Gaudium Real Estate have today formalized their partnership by signing the agreements for the development of a modern residential care complex in Arnhem. This milestone marks an important step in Dennenhorst’s growth ambitions and the realization of 43 new care residences in the region.
The new residential care complex will be developed as the final phase of the Highpark area development in Arnhem and will comprise 38 care studios and 5 care apartments for couples. The sustainable five-storey building will be designed according to Dennenhorst’s residential care concept, which focuses on personal autonomy, small-scale care living, and strong connections with the surrounding community.
Growth While Maintaining Quality
The expansion into Arnhem follows the ownership and governance transition of Dennenhorst in mid-2025 and aligns with the organization’s refined strategic direction. The private long-term care market is evolving and requires future-proof care organizations with sufficient scale, modern real estate, and room for innovation.
Sandra Veraart, Managing Director of Dennenhorst, emphasizes the importance of this step:
“With this new development, we are making a conscious investment in the future of our care services. By growing in a controlled manner, we can further strengthen our quality, remain an attractive employer, and provide our residents with the care and living comfort that support their wishes and independence.”
A Caring Community as the Foundation
Dennenhorst operates according to the vision of a Caring Community, where housing, well-being, and care are integrated into one cohesive concept. Residents, their personal networks, and care professionals work together to contribute to quality of life.
The Arnhem location is deliberately positioned as an integral part of the neighborhood, with easy access to local amenities such as general practitioners, pharmacies, and shops within walking distance.
The building will be organized into four residential care groups and will feature spacious communal living rooms, dining kitchens, terraces, and a rooftop terrace overlooking the city. All studios and apartments will include private sanitary facilities and a kitchenette and will meet the highest sustainability standards.
Strong Partners in Development and Construction
Gaudium Real Estate is responsible for the development and realization of the new complex.
Maikel Withaar, on behalf of Gaudium Real Estate, comments:
“Dennenhorst has a clear vision for care and housing. This aligns perfectly with our ambition to develop locations that add value to both the city and society. This residential care complex is a strong example of how care and urban development can reinforce one another.”
Pleijsier Bouw, based in Nijkerk, is responsible for the construction of the complex. The company has extensive experience in delivering complex and sustainable healthcare construction projects. Construction has already commenced, and completion is scheduled for the fourth quarter of 2027.

In doing so, the organization works closely with partners such as Coöperatie Boer & Zorg, sharing ambitions in quality, innovation, and regional collaboration.
