Bouwinvest Healthcare Fund acquires the sustainable Thagaste residential care complex with 66 care units in Heemstede from Gaudium Real Estate

The Bouwinvest Healthcare Fund has acquired the sustainable Thagaste residential care complex, comprising 66 care units, in Heemstede from Gaudium Real Estate. Kloek, an experienced Dutch care provider specialising in elderly care and dementia care, will deliver care services at the complex and has committed to the location on a long-term basis.

The complex is located on the Mariënheuvel Estate, where the former nurses’ residence Thagaste stood for many years. Gaudium Real Estate acquired the existing building, which will be transformed into a modern and sustainable residential care complex through demolition and new construction by the contractor. The project is aimed at seniors who require more intensive care, for example as a result of dementia.

Bouwinvest identifies a growing shortage of suitable housing for seniors, both with and without care needs. This shortage is expected to increase further in the coming years. Institutional investors, including Dutch pension funds, can play a crucial role in addressing this shortfall in care housing and residential care facilities.

“This acquisition fits well within the strategy of the Healthcare Fund, which focuses on private residential care, intramural care facilities, and assisted living. With this investment, we are responding to the growing demand for specialised care for seniors. Demographic developments in Heemstede, where the number of households aged 75 and over is expected to increase by 45% by 2042, underline the need for care facilities such as Thagaste.”

The investment contributes to achieving the Paris Proof objectives set by the Healthcare Fund, which aims to operate gas-free and nearly energy-neutral by 2045. The building will achieve an above-average reduction compared to statutory BENG 2 requirements. Contractor Tervoort Egmond is responsible for the realisation of the new development and has already commenced construction works. Completion is expected in the first quarter of 2026. Gaudium was advised on this transaction by Capital Value (commercial) and CMS (legal).
