Bouwinvest Healthcare Fund acquires sustainable residential care complex in Ede from Gaudium Real Estate
The Bouwinvest Healthcare Fund has acquired a sustainable residential care complex in Ede from Gaudium Real Estate. The complex involves the (re)development of three partly nationally listed heritage buildings located on the former Elias Beeckman Barracks in Ede. The project comprises a total of 60 units, including 44 care studios and 16 care apartments. Kloek, an experienced Dutch care provider specialising in elderly care and dementia care, has committed to the location on a long-term basis and will provide care services within the buildings.
The residential care complex, situated on the site of the former Elias Beeckman Barracks in Ede, consists of a newly constructed building with 16 care apartments and two existing buildings that will be renovated into 44 private care studios. The acquisition contributes to the expansion of care housing within the real estate market. The complex is aimed at seniors who require intensive care and responds to the growing shortage of suitable housing for this target group—a challenge that is expected to intensify in the coming years. Institutional investors, including Dutch pension funds, can play a crucial role in addressing this shortage of care housing and residential care facilities.
In addition, the acquisition supports the optimisation of sustainability within the Bouwinvest Healthcare Fund’s real estate portfolio. Among other things, it contributes to improving the fund’s GPR score, with the objective of achieving a score of 7.3 or higher for existing investments by 2026. The project also aligns with the Healthcare Fund’s Paris Proof ambitions, which aim for gas-free and near energy-neutral operations by 2045. Compared to statutory BENG 2 requirements, the project delivers a significant reduction in energy demand: 50% for the new construction and more than 20% for the listed heritage buildings.

De bouw van het woonzorgcomplex is recent gestart door aannemer Van Grunsven en de oplevering wordt verwacht in het derde kwartaal van 2026. Gaudium werd in deze transactie bijgestaan door Capital Value (commercieel) en CMS (juridisch).
