On Wednesday, 3 May, developer Gaudium Real Estate delivered Huize Willibrordus turnkey in Ruurlo to Saamborgh Wonen and Care Property Invest. The complex, comprising 22 care apartments, is located on Stationsstraat, within walking distance of the centre of Ruurlo. Saamborgh Wonen is the tenant of the complex and will provide 24-hour care for elderly residents in need of care.

Gaudium Real Estate recently sold the residence to Care Property Invest. Capital Value advised Gaudium Real Estate on the commercial aspects of the sale, while CMS provided legal and tax advice. Care Property Invest was advised during the acquisition process by Van Doorne (legal) and De Beer (tax). The realisation of the complex was carried out by Plegt Bouw.

Huize Willibrordus

Huize Willibrordus was developed on the site of the former St Willibrordus Primary School in Ruurlo. The characteristic entrance hall dating from 1929 has been preserved, while the remainder of the complex consists of new construction. In total, the complex offers 21 single-occupancy apartments and one apartment for couples. In addition, there are several communal and support facilities, including a spacious shared living room, a communal dining kitchen, office space, and various laundry rooms and storage areas. The plot also features a private park and parking facilities.

The complex has been developed entirely gas-free in accordance with the sustainable BENG standard. Sustainability measures include underfloor heating, a heat pump, photovoltaic panels, LED lighting, and external solar shading.

Long-term operation by Saamborgh

Saamborgh provides both physical (somatic) care and care for elderly people with memory-related conditions, combined with various residential care concepts. Saamborgh currently operates small-scale residential care facilities at nine locations across the Netherlands. For Huize Willibrordus, Saamborgh has signed a 20-year lease agreement, securing its long-term presence in Ruurlo. Saamborgh expects to open the care complex to residents in June.

Gaudium Real Estate

Seller Gaudium Real Estate is a joint venture between Borghese Real Estate and Javri Investment Group. Huize Willibrordus is the first care complex to be delivered by Gaudium Real Estate. In addition, Gaudium Real Estate has an extensive pipeline of new development locations where residential care projects will be realised. It is Gaudium Real Estate’s ambition to further expand this pipeline in the coming years.
