The new-build Grote Lijster project is a private residential care development comprising 42 homes for seniors who require more intensive care, for example as a result of dementia. Kloek Wonen met Zorg has entered into a long-term lease agreement with Gaudium for the new care complex.
Construction works will commence shortly, with Pleijsier Bouw appointed as the contractor, enabling the building to be delivered fully turnkey in early 2027. The complex is expected to achieve an above-average sustainability rating in accordance with GPR, CRREM, BREEAM, and BENG standards. Gaudium Real Estate was advised on this transaction by Capital Value (commercial) and CMS (legal).
Maikel Withaar, Director of Real Estate Development at Gaudium Real Estate, commented:
“By working closely with Kloek from the very beginning and jointly investing in sustainable quality, we are delivering a unique and future-proof location that aligns seamlessly with the objectives of this new fund. Together, we are not only promoting mobility within the regional housing market, but also providing a high-quality new home for vulnerable seniors.”
Maya Savelkoul, Fund Manager of the Senior Living Impact Fund, added:
“According to the Dutch national government, an estimated 290,000 additional care-suitable homes will be needed in the Netherlands by 2030. This is an urgent challenge to which the investors in this fund are making a tangible contribution. With projects such as Grote Lijster in Uithoorn, we aim to continue growing in the coming years and to serve an increasing number of institutional investors.”
